As a resident of Cunningham Heights (formerly Cunningham Highlands) in Overland Park, I like to keep my neighbors informed about real estate in the neighborhood.  My wife and I bought a fixer-upper on Hardy Street in June of 2013 and moved in shortly thereafter.  There’s a very neighborly feel here, and it’s a great, centrally-located neighborhood.  Upon our arrival, the neighbors all greeted us like we were long-lost friends.  An unexpected surprise upon us moving here is the family of deer that meander through the green spaces.  These creatures provide a steady topic of conversation throughout the neighborhood.

For those looking to move into the area, Cunningham Heights is a subdivision located in northern Johnson County.  It’s positioned in a narrow stretch of Overland Park between Antioch Rd and Metcalf Ave.  Zip code 66202 (Mission).  It consists of over 215 single family homes built on larger, oversized lots with mature trees.  

Cunningham Heights is located in the Shawnee Mission school district, but is only 10 minutes from downtown Kansas City. It’s a very stable neighborhood with many long-term residents and very few absentee owners.  There are relatively large lots with a wide range of house styles from ranches to contemporary.  In the last year, sale prices ranged between $310,000-$618,000*. Only about 2% of homes in the subdivision were sold during that time*.  That’s a fairly low turnover rate.

Activities

There are multiple parks, tennis courts, and trails within walking distance.  For additional fun, there is an informal neighborhood committee that organizes city-funded events throughout the year. Past events have included:

  • Plant, Book and Toy Exchange: bring your unwanted items to the park and mingle with your neighbors
  • Pizza Party with Overland Park Police and Fire Department: Hear the sirens, sit in the vehicles and enjoy some pizza!
  • Photos with Santa: Bring your kids for a free picture with Santa!
  • Neighborhood Potlock: Eat, drink and hand with your neighbors.

These events are a fun way to stay connected with your neighbors. The best part is these events are funded by the city of Overland Park!
