I Can Fix That!
In the early days of my landlording journey, I used to be very hands-on with repairs and maintenance. When you self-manage your rental properties YOU are the person tenants call when something goes wrong. And if you don’t know anyone who can get a dishwasher up & running late on a Saturday, you will quickly learn how to quickly fix most household appliances. Garbage disposals, dishwashers, washers & dryers, trash compactors, refrigerators, you name it.
Here’s How I Learned
After hearing me tell of stories about my fix-it adventures over the years, my friends and family often call me with questions about how to fix things. When it’s an appliance, here’s what I explain to them: The easiest way for you to fix it yourself is to check out RepairClinic.com. It’s one of the best resources for semi-handy homeowners looking to do their own appliance repairs. This isn’t a paid endorsement. I’m just telling you about them, because they’re very useful. Enter your make/model and you can search for instructional videos, parts diagrams, and order replacement parts on their site. When you don’t have the luxury of waiting for parts, you can often determine what parts you need on RepairClinic.com, then buy them locally at a place like Dey Distributing in Lenexa, KS or Lee’s Summit, MO.
Don’t Have Time For That?!
If you’re too busy to earn those “Mr. or Mrs. Fix-It” bragging rights, this might not be your thing. If not, you might consider having a home warranty plan to cover appliance breakdowns. Or, at least have a good appliance repair person.
