Johnson County Real Estate Report | July 2026

The summer market in Johnson County peaked a little earlier this year, but is still going strong. Prices are inching up, despite interest rates stubbornly holding their ground. If you’re curious about the actual numbers, here’s the breakdown:

The Headline Numbers

Closed Sales came in at 1,025 for the month, up 4.9% from last July’s 977. Year-to-date, we’re at 5,784 closings versus 5,310 through the same point last year, up 8.9%.

Prices kept their slow, steady climb. Average sales price hit $589,329, up 1.0% year-over-year. Median sales price moved more, up 5.3% to $505,500. Year-to-date, average price is up 3.2% and median is up 3.6%. Nothing dramatic.

Days on Market ticked up from 27 to 29. While the spreadsheet is very excited to tell you about the 7.4% increase, it’s just two days longer than last year.

The Summer Market Peaked Early

  • Pending sales dropped 11.3% in July (852 → 756)
  • Inventory dipped 2.2% (1,718 → 1,680)
  • Supply fell to 2.1 months, down 8.7%

The usual summer wave of activity seems to have shifted a little earlier this year compared to last. The pending pipeline and inventory are both a bit thinner heading into late summer. I’d guess this is more of a timing thing than an actual slowdown. We’ll see how the typical back-to-school lull plays out.

List Price & Seller Leverage

Sellers were still getting above their asking price in July: 100.4%. Year-to-date that number actually eased back slightly, from 100.6% to 100.3%. Generally, if the house is priced right, it will quickly sell above asking price. Otherwise, it may sit and require price reductions to entice solid offers.

Bottom Line

Prices are up, sales are up, and the summer market came early, leaving inventory a touch tighter than this time last year. It’s a good, stable market here in Johnson County. If you’re curious what this means for you, feel free to reach out below!
