How to Appeal Your Property Taxes in Johnson County, KS

You’ve certainly heard about house prices going up over the last several years. When that happens, your property taxes are likely to go up. However, that doesn’t mean the value assessed by the county is correct. If you believe the county’s assessed value is too high, you have the option to appeal it. Here’s how to appeal your property taxes in Johnson County, KS:

How to Appeal Your Property Taxes

You should have received your 2024 Annual Notice of Value in the mail. On the back of this notice is a 2024 Informal Appeal Application Residential form. Complete this form and either mail it to 11811 S Sunset Dr, Suite 2100, Olathe, KS KS 66061 (must be received by 3/27/2024), or go to the appeal portal and enter the information electronically: https://appealportal.jocogov.org (deadline 3/27/2024).

If you need help finding comparable sales data to support your appeal, contact me at 913-800-7653. I can provide a complimentary analysis of your 2024 assessment. This includes a written evaluation of the most comparable sales versus those chosen by the appraiser’s office.

Once the county receives, verifies and processes your appeal, they will schedule a hearing (unless if you opted for a non-hearing review). You should receive a letter stating the date, time and type of hearing at least 10 days before your hearing.

Informal Hearing

During the hearing, you should have evidence to support your appeal: photographs showing the condition of your properties, estimates for any needed repairs, and sales comparison data (contact me for a complete analysis of your assessment). You can also load this data into the portal if you appeal electronically.

All hearing must be concluded by May 15th.

After Your Hearing

Based on your hearing, the county will make a determination on the validity of your appeal. They will mail you the results of your appeal by May 20th (per state statute KS 79-1448).

If you disagree with the country’s response to your appeal, you can file escalate the matter by filing an appeal with the State Board of Tax Appeals within 30 days from the mailing date. The county will include a form and filing instructions for filing to the State Board of Tax Appeals.

In Conclusion

There’s no doubt real estate values have shot up in recent years. But, that doesn’t mean value assessed by the county is correct. I’ve successfully appealed my assessed value and got them to lower my taxes.
