September data shows the Johnson County market continuing the back-to-school slowdown. Closed sales dipping slightly while pending sales dropped by nearly 18%. Higher mortgage rates appear to have compounded the usual seasonal drop in activity.
The Headline Numbers
Closed sales came in at 767 for the month, down 1.5% from last September’s 779. Year-to-date, volume is still solidly ahead at 7,453 closings versus 6,985 through the same point last year (+6.7%).
Prices moved higher in September. Average sales price rose to $582,257 (+4.8% year-over-year), while median sales price increased to $470,000 (+1.7%). Year-to-date, both remain positive: average price up 2.8% to $575,683 and median up 1.9% to $478,000.
Days on market edged up to 36 (from 35 last September). Sellers received 98.8% of original list price on average (essentially flat at +0.1%).
Seasonal Slowdown Meets Higher Rates
As mentioned above, pending sales dropped 17.9% to 655 from 798 last September. Inventory was nearly unchanged at 1,790 homes (+0.4%), and months of supply ticked down slightly to 2.2.
The combination of the typical back-to-school lull and mortgage rates moving higher has reduced near-term buyer activity. Year-to-date pending sales are still up 3.9%, so the broader 2026 picture remains stronger than 2025, but September’s forward-looking numbers show clear cooling.
Bottom Line
There isn’t a dramatic shift in the overall market. Prices are holding or rising modestly, inventory is tight, and year-to-date sales remain ahead of last year. The bigger near-term story is slower activity driven by seasonality plus higher rates. As always, your own timing, needs, and goals matter far more than any single month’s stats. The market simply influences the best approach for buying, selling, or investing right now.
