Johnson County Real Estate Report | August 2026

August data confirms the Johnson County real estate market peaked a little earlier this year. We’ve since settled into the usual back-to-school lull. This happens as many people re-focusing on the beginning of the school year instead of moving.

The Headline Numbers

Closed Sales came in at 882 for the month, down 1.6% from last August’s 896. Year-to-date, we’re still comfortably ahead at 6,677 closings versus 6,206 through the same point last year, up 7.6%.

Prices dipped slightly in August. Average sales price came in at $561,930, down 1.6% year-over-year, and median sales price fell more, down 3.1% to $465,173. Year-to-date, both are still positive; average price up 2.6% and median up 2.1%.

Days on Market held flat at 35, unchanged from last August.

The Back-to-School Slowdown

  • Pending sales dipped 1.7% in August (777 → 764)
  • Inventory dropped 7.5% (1,740 → 1,610)
  • Supply fell to 2.0 months, down 13.0%

As mentioned above, once school starts back up, urgency fades, and August’s numbers reflect that. But it’s worth pointing out that we’ve sold more homes than we had at this point last year, even as inventory keeps shrinking.

Bottom Line

Inventory isn’t the only thing shifting. The 30-year fixed mortgage rate crossed 7% this week for the first time in over a year, driven by bond market jitters and growing odds of a Fed rate hike at its September 16 meeting. Whether that cools buyer activity heading into fall or gets absorbed like previous rate moves remains to be seen.
