Johnson County Real Estate Report | June 2026

Prices Are Moving in the Right Direction

Johnson County’s median sales price rose to $499,000 in June, up 2.9% from $485,000 a year ago. The average sales price climbed to $583,383 (+2.3%). Year-to-date, the median sits at $475,000 (+2.5%) and the average at $573,972 (+3.7%). Steady, healthy appreciation. As usual, nothing flashy. But the kind of consistent, stable movement that builds long-term equity.

For context, the broader KC metro median came in at $350,000 — Johnson County’s $499,000 median reflects the premium buyers consistently place on this market.

Homes Are Still Selling Fast

Days on Market (DOM) ticked down slightly from 30 to 29 days (-3.3%), the fifth consecutive month of year-over-year improvement. Well-priced homes are moving quickly. Year-to-date DOM sits at 36 days, down 5.3% from this time last year.

Worth noting: the broader metro is actually trending the opposite direction. The KC metro DOM increased from 34 to 36 days (+5.9%) in June.

Inventory Remains Tight

Active inventory fell 9.4% (1,694 → 1,535 homes), and months of supply dropped from 2.3 to 1.9 months. The KC metro, by comparison, sits at 2.4 months (still a sellers market).

At under 2 months of supply, this remains firmly a seller’s market. That means buyers need to move with purpose and speed. It also means sellers need to keep up with the market. Sitting on the market too long when houses are selling this fast can cause buyers to wonder if something is wrong with the property. If nothing else, they likely assume there’s room to negotiate.

Buyer Demand Is Accelerating

Closed sales jumped 11.2% in June (990 → 1,101). Year-to-date closings are up 9.4% (4,333 → 4,739). Buyers are active, and the market is absorbing inventory as fast as it comes on.

Pending sales dipped slightly to 873 (-3.3%), but year-to-date pendings are up 7.1% (4,947 → 5,299)

Homes in Johnson County are also still selling at 101.0% of original list price, flat with last June and still well above the metro’s 98.8%.

In Summary

Reporting on the Johnson County market sometimes feels like the San Diego weatherman: it’s 70 and sunny, again. Sellers are in a strong position. Buyers are active. Prices are appreciating. Inventory is tight. The conditions haven’t changed dramatically, but that consistency is the story, and it’s worth saying out loud every month. Stay classy, Kansas City.
