Having the most accurate home sale info is important for many reasons. If you live in the Greater Kansas City Metro and are curious what’s going on in your neighborhood, or want the quickest, most accurate info for homes coming on the market, I suggest having your real estate agent set you up with notifications directly from the Heartland MLS (local Multiple Listing Service). It’s quick, easy, and the number and type of searches are unlimited.
The Heartland MLS is a database where Realtors® in the Kansas City Metro enter over 99% of their listings. It covers 39 counties in Kansas and Missouri. It’s the database appraisers use for valuing residential properties. Therefore, agents are required to enter accurate and current information. Failure to do so can result in fines or suspensions!
The Hearland MLS is also what feeds listings to all of the popular real estate websites like Realtor.com, Zillow, etc). These popular sites and apps are very user friendly, but often have outdated or incorrect information. In a market like this, homes are selling very quickly. Not having the most accurate info could mean you’re missing out!
Even if you’re not shopping for a house, I suggest getting set up to receive updates about your neighborhood (or even neighborhoods where you own rental property). Think of real estate as an asset. Just like how to keep an eye on your 401k or IRA, I suggest keeping an eye on the value of the real estate you own.
