Prices Look Flat, But Look Closer

Johnson County’s median price looks flat at $485,000 (same as last May). But when you isolate resale homes, the median inched up from $450,000 to $458,950 (+2%). New construction dipped slightly from $670,000 to $652,422. This is just normal variation, nothing alarming. What it means: if you own a home in Johnson County, your value is moving in the right direction.

Homes Are Selling Faster

Days on Market (DOM), the time from listing to accepted offer, dropped from 36 to 30 days (-16.7%). Well-priced homes in Johnson County are still moving quickly. For buyers, that’s a reminder to come prepared: have your mortgage pre-approval ready and a clear sense of what you want. Decisive buyers win in this market.

Inventory Is Tighter Than Last Year

Active inventory fell 8.8% (1,719 → 1,568 homes), and months of supply dropped from 2.4 to 2.0. That’s well below the 4–6 months typically considered a balanced market. Johnson County remains firmly a seller’s market, with more buyers than available homes. While inventory has crept up from the historic lows of 2021–2022, we haven’t returned to balance. Sellers should feel confident. Buyers should understand that competition is real, especially in popular price ranges.

Buyer Demand Remains Strong

Closed sales are up 8.5% year-to-date (3,343 → 3,628), and pending sales held steady at 1,057. Demand has been consistently strong through the first five months of 2026, and a stable pending sales number suggests the summer pipeline is healthy. Homes in Johnson County are also still selling at 101.3% of original list price (versus 98.8% metro-wide). This gap reflects what Johnson County residents already know: this market consistently holds its value better than the metro as a whole.
