Step 1: Initial Consultation

Before looking at homes, we need to define your goals, timing, budget, and preferred neighborhoods to optimize our strategy and keep the process efficient and realistic. Knowing exactly what you want (and how that aligns with your options) means you can move quickly and confidently when the right house hits the market. A focused approach from the start also helps avoid shopping fatigue, which is especially common in a low inventory market.

Step 2: Preparation

Before submitting offers, it’s important to have your financing in place. If obtaining a mortgage, it’s crucial to have a fully reviewed mortgage application and Pre-Approval Letter from a trusted lender. Regardless of how much money you make or what your credit score is, everyone’s best mortgage options should be clearly defined before you start shopping or submitting offers. Even if you plan to pay cash, you should know what your options are.

Keep in mind, sellers have done a great deal of work just to get their home ready for market. Because they’re so far into the process (and likely looking to purchase another house), it’s unlikely they will deal with buyers who aren’t fully prepared. Having everything in order ensures sellers will take you seriously.

Step 3: Search & Showings

Once you’ve got all the prep work done, it’s time to start looking at houses. At first, try and stick within your chosen criteria, only making deliberate adjustments as you go. These days, people typically identify the homes they want to see by looking online, but be open to suggestions from your agent. They will see things you might not have thought of. Sometimes, that’s the offer with the smartest terms for the seller’s situation, other times that means negotiating with an overpriced seller. Step 5: Contract & Closing

Once your offer is accepted, your agent can guide you through the process of navigating inspections, appraisal, title work and final mortgage underwriting.
